Section 2 HOA Board Meeting

     Agenda:

  1. Update on IRS tax returns audits.
  2. Review, Determine and Vote on the Maintenance Fee for 2025.
  3. Review 2024 Budget Line-Item Expenses as preparation for next year’s budget.
  4. Discuss Letters and Policies addressing Deed Restriction Violations.
  5. Updating of the Website; consider date for next year’s annual meeting.
  6. Other items may be added to the agenda by a 2/3 vote at the meeting.

The Section 2 Annual Meeting for 2024 was held on
Thursday, April 25, 2024
at the Pecan Grove Country Club, Richmond, TX.

About Section 2

Section 2 contains 127.487 acres and includes lots 91 through 161.  Section 2 has its’ own HOA and deed restrictions.  Most of the lots are located in the middle of Woods Edge Estates on parts of Mimosa Lane, Dogwood Trail, Willow Way, Holly Valley, and a portion of Bridal Wreath Drive.  The original deed restrictions for Section 2 were signed May 27, 1980 and filed two days later with Fort Bend County, including the attachment of nine pages of field notes that were recorded.  Within the field notes it is shown that Mimosa Lane and Bridal Wreath had proposed extensions.  Woods Edge Drive, Dogwood Trail, Dogwood Trail Circle, Willow Way, Holly Valley, and Cedar Creek were proposed roads.  The point of termination of the proposed Cedar Creek was the centerline of the existing Jones Creek.  The original dues were $50 per acre to be paid in advance on January 1 annually, beginning on January 1, 1981.  Restated and Amended Declaration of Covenants, Conditions and Restrictions were filed in May of 2001.
